It expands and contracts seasonally with moisture changes, which causes failed paving to settle, crack and pool water within a few years of installation. The difference between a long-lasting patio and one that fails early is almost always in what happened below ground before any paving arrived on site.
Our installations on clay sites include excavated depths suited to the surface load, properly compacted MOT Type 1 sub-base, falls calculated to direct water away from the property, and drainage solutions specified into the build rather than added as an afterthought. Common questions about patios, paths and driveways
How long does a patio installation take?
Most domestic patios take between one and three weeks on site, depending on size, access, the material specified, and how much excavation, drainage and groundworks are required. We provide a clear written programme with every quotation so you know what to expect.
Do I need planning permission for a new patio or driveway?
Domestic patios rarely require planning permission. Front driveways may need it if you are creating a new access point, paving over more than 5 square metres with non-permeable material, or if your property is listed or in a conservation area. We advise on this during the site visit and produce specifications that work within the rules where they apply.
Porcelain or natural stone, which is better?
Neither is universally better, they suit different homes and uses. Porcelain is dense, frost-proof, slip-resistant and very low-maintenance, well-suited to contemporary builds and entertaining areas. Natural stone (Indian sandstone, limestone, slate) has more visual variation and character, weathers into the garden over time, and suits both period and contemporary properties. We help you weigh the trade-offs against budget, look and how the patio will be used.
Why does drainage matter so much on a patio or driveway?
Surrey’s clay soils hold water rather than draining it. Patios laid without proper falls or sub-base construction will pool water against the house, saturate adjacent planting beds, lift or crack as the ground moves seasonally, and develop algae and slip hazards. Correct falls (typically 1 in 80) directing water away from the property, alongside a properly compacted sub-base, prevent all of this.
How long does a well-built patio last?
A patio built on a correct MOT Type 1 sub-base with appropriate jointing should last well over 25 years with only routine cleaning. Most early failure comes from sub-base shortcuts, inadequate falls or poor jointing, all of which we plan for from the survey stage onwards.
Can you integrate paving with existing planting and lawns?
Yes, that integration is one of the main reasons clients come to us. Because we also offer planting design and installation and complete garden design and build services, paving is always specified with attention to how it sits alongside the rest of the garden, rather than as a stand-alone project.
